Planning permission granted for 11 new homes in Melness

Affordable homes approved in Melness, boosting population renewal, community sustainability, and rural growth across North West Sutherland.

Residents of North West Sutherland have welcomed news that planning permission has been granted for 11 new homes in the Talmine area of Melness.

The development, led by the Communities Housing Trust (CHT) in partnership with the Melness Crofters Estate (MCE), is seen as a major step forward in efforts to sustain and renew the population of the region.

The project forms part of the Scottish Government’s designation of North West Sutherland as a Repopulation Zone, a national initiative designed to encourage families and individuals to settle in rural areas. It also supports the NW2045 regional development strategy, which places affordable housing and community‑led growth at the heart of long‑term sustainability.

The idea for the new homes began in 2021, when MCE identified land in Talmine that could be used for affordable housing. With support from CHT, funding was secured through the Community Regeneration Fund to progress the planning application.

“We are delighted that planning has been granted in Melness. The provision of new affordable homes will make a lasting and positive impact on the future sustainability of the community by offering homes for those with a need to live in the North of Scotland.

“Community led housing can ensure that the project is supported and directed by local involvement, which can help deliver a more holistic and inclusive outcome. We look forward to working with MCE on the next stages of the project.”

Dorothy Pritchard, Chair of MCE, highlighted the importance of modern, well‑insulated homes for the region’s future, saying:

“Affordable housing is vital for the social and economic growth of the North Highlands. Having well insulated and modern housing will help young people to stay, attract new residents and support future job opportunities.”

The homes will be designed to meet local needs, offering affordable options while supporting sustainable rural living. The initiative reflects a collaborative approach between local estates, housing trusts, government, and council authorities, all working to ensure that small and remote communities can thrive.

With planning permission now secured, CHT and MCE are preparing for the next phase of development, aiming to bring new opportunities and renewed vitality to Melness and the wider North West Sutherland area.
